Southern Land Company’s New Development

Southern Land Company, renowned for crafting award-winning master-planned communities and mixed-use developments nationwide, recently marked a significant milestone as it ceremonially broke ground for its latest venture in the heart of Downtown Las Vegas. The eagerly anticipated project, located in the vibrant 18b Arts District, will redefine urban living in the iconic city.

After successfully completing the acclaimed Auric luxury apartment community in Symphony Park, Southern Land Company (SLC) continues its commitment to revitalizing Downtown Las Vegas with the addition of its latest project, dubbed the 3rd Street Assemblage (working title). Adding to SLC’s downtown portfolio, the new property will solidify its position as a premier developer in the region, with a grand total of 1,203 units.

“The Las Vegas Arts District exemplifies modern urban living and the demand for luxury rental living in downtown is accelerating. We anticipate strong leasing for our Arts District project,” says Southern Land Company Development Manager Alex Woodin, in a press release.

This ambitious construction of 3rd Street Assemblage will feature the creation of three seven-story, mid-rise apartment buildings spanning 531,982 square feet. These buildings will house 337 residences, ground-level retail and restaurant space and luxe amenities.

“With 3rd Street Assemblage, we’ve taken great care to create a mixed-use project that will enhance the Arts District’s neighborhood-centric culture, while also recognizing its potential for becoming the hub for Las Vegas’ growing high-tech innovative community and the focus of the city’s local culinary scene,” says Woodin, in a press release.

The complex will offer a diverse array of living options, ranging from studios to spacious two-bedroom residences spanning between 585 and 1,254 square feet. Noteworthy amenities include a state-of-the-art fitness center, a serene pool and spa, co-working spaces and a captivating rooftop deck, all designed to foster a sense of community and well-being among residents.

Construction is already underway, with completion slated for late 2025, offering prospective residents and retailers an exciting opportunity to be part of this transformative venture. Leasing for the apartments is anticipated to commence in the second quarter of 2025, while retail space inquiries are welcomed in the third quarter.
